imobili\u00e1rio? <\/b><\/h2><p><span style=\"font-weight: 400;\">H\u00e1 tr\u00eas principais formas de utiliza\u00e7\u00e3o do FGTS na conquista da casa pr\u00f3pria: para dar entrada, como amortiza\u00e7\u00e3o da d\u00edvida ou para reduzir o valor das parcelas.\u00a0<\/span><\/p><h3>Para dar entrada<\/h3><p><span style=\"font-weight: 400;\">O financiamento de um im\u00f3vel costuma exigir parte do valor total como entrada, no m\u00ednimo 20%. Essa porcentagem pode ser coberta pelo saldo do FGTS.\u00a0<\/span><\/p><h3><b>Para amortizar o valor da d\u00edvida<\/b><\/h3><p><span style=\"font-weight: 400;\">Para reduzir o valor total da d\u00edvida, o FGTS pode ser utilizado. As vantagens dessa op\u00e7\u00e3o incluem a redu\u00e7\u00e3o dos juros e a redu\u00e7\u00e3o do tempo da d\u00edvida.\u00a0<\/span><\/p><h3><b>Redu\u00e7\u00e3o do valor da parcela<\/b><\/h3><p><span style=\"font-weight: 400;\">Ao inv\u00e9s de reduzir o valor total, h\u00e1 redu\u00e7\u00e3o no valor das parcelas, com valores do FGTS sendo destinados m\u00eas a m\u00eas para amortizar at\u00e9 80%\u00a0 de cada parcela.\u00a0<\/span><\/p><p>\u00a0<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-bdd1426 elementor-widget elementor-widget-text-editor\" data-id=\"bdd1426\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<h2><b>Quem pode financiar um im\u00f3vel com o FGTS?<\/b><\/h2><p><span style=\"font-weight: 400;\">Qualquer trabalhador com carteira assinada a pelo menos tr\u00eas anos, consecutivos ou n\u00e3o, atende o principal requisito para utiliza\u00e7\u00e3o do FGTS na compra do im\u00f3vel. Al\u00e9m disso, tamb\u00e9m \u00e9 preciso que:\u00a0<\/span><\/p><ul><li style=\"list-style-type: none;\"><ul><li style=\"list-style-type: none;\"><ul><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">N\u00e3o tenha outro financiamento ativo no SFH (Sistema Financeiro de Habita\u00e7\u00e3o);<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">N\u00e3o seja dono de outro im\u00f3vel residencial na cidade onde mora ou trabalha;<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">A compra do im\u00f3vel seja para moradia pr\u00f3pria;<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Tenha renda mensal suficiente para que as parcelas do im\u00f3vel n\u00e3o superem 30% do sal\u00e1rio;\u00a0<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">N\u00e3o tenha pend\u00eancias em \u00f3rg\u00e3os de institui\u00e7\u00e3o de cr\u00e9dito, como SPC e SERASA.<\/span><\/li><\/ul><\/li><\/ul><\/li><\/ul><p style=\"font-weight: 400;\">Deve custar no m\u00e1ximo R$ 1,5 milh\u00e3o;<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">N\u00e3o pode ter sido comprado anteriormente com o FGTS por outro contribuinte nos \u00faltimos tr\u00eas anos;<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">O im\u00f3vel
